Contrary to popular belief, Habitat does not give houses away.  
The homeowners purchase the houses at no interest, and no profit
to Habitat.  Habitat then uses their mortgage payments to build the
next home.

Qualifications for Homeownership

If you have determined that you meet the qualifications for
homeownership, the first step in the application process is to
attend a mandatory informational meeting.  At the meeting, each
family is informed about selection guidelines, expectations and
requirements needed to submit an application.

Applicants for homeownership must meet the following
requirements:





























Qualifying income minimums and maximums are determined by
family size and are below 60% of the area median income.  These
guidelines are adjusted each year and are based on numbers
defined by the U.S. Department of Housing and Urban
Development (HUD).  These figures include all forms of income:
employment, public assistance of cash or food stamps, child
support, alimony, etc.

  • Wage Income Records for the past 3 months

  • Public Assistance records (SSI, Worker's Compensation, Food
    Stamps, Child Support, and any other income received
    consistently for the past 3 years.

  • Rent Receipts for the past 3 months

  • Most recent Bank Statement(s)

  • Statements for all outstanding Debts (Credit Cards, Auto Loans,
    Store Credit, Insurance, etc.)

  • A need for decent, affordable housing.  Families who are
    currently living in a substandard structure, overcrowded
    unit, or paying more than 30% of their income for
    housing, or are in temporary shelter, at risk of losing their
    housing.

  • Ability to repay the zero percent mortgage through a
    credit history, adequate income and debt load review.

  • Willingness to partner with Western Lake Superior
    Habitat for Humanity by contributing 300 hours of sweat
    equity helping to build their home or other Habitat homes
    and attending first-time homebuyer classes.
  • Lived or worked in Duluth, South St. Louis County,
    Carlton or Lake County for at least one year.

  • Have not filed for bankruptcy in the last two years, and, if
    filed in the past seven years, have demonstrated an
    improved financial condition

  • Do not have more than $1,000 in delinquent credit
    accounts or $2,000 in medical bills or judgments.  This
    debt may represent no more than five different accounts
    in arrears, collections or judgments.

  • Contribute 300-500 hours of work towards toward the
    construction of Habitat homes.

  • Attend two homebuyer education classes.

  • No one in the household may be involved in criminal
    activity.

  • Learn as much as possible to become a successful home
    owner and assume the responsibilities of home
    ownership.

  • Family income meets Habitat for Humanity income
    guidelines.*
  • The place where I currently live is overcrowded

  • The place where I currently live is run-down

  • The place where I currently live is too expensive

  • The place where I currently live is temporary.
